§ 5. PRELIMINARY SUBDIVISION PLAN REQUIREMENTS

  • (a)

    If a Preliminary Subdivision Plan shall be presented to the Board for consideration it shall be prepared by a registered land surveyor and shall be drawn to a scale of not less than one hundred (100) feet to the inch, and three (3) prints thereof shall be filed with the City Clerk. The size of the plan or plans shall be 25" × 36" outside measurements and all sheets must be drawn to the same scale.

    (b)

    The Preliminary Subdivision Plan shall conform to and shall contain and show the following data:

    (b-1) The proposed tract name or other designation by which such subdivision shall be known which shall not duplicate the name of any other previous subdivision in the City of Shelton.

    (b-2) The location and approximate dimensions of all existing property lines, the approximate location and size of all permanent buildings and their present or proposed future usage, wooden areas, water courses, swamps, marshes, sanitary, storm or combined sewers, mean high water line and other existing features which may influence the layout.

    (b-3) The locations, names and present widths and approximate locations of all existing streets abutting, adjoining or crossing the proposed subdivision together with all proposed new streets the approximate radii of all curves; the approximate dimensions of all lots and all proposed building lines within the limits of the subdivision and on the property immediately adjacent thereto, with the names of all adjoining property owners as nearly as the same may be ascertained. Approximate elevations shall be shown at the beginning and end of each street, at street intersections and at all points where necessary to give a clear idea of the relation of the proposed lot and street layout adjacent thereto.

    (b-4) The name and address of the owner or owners of the land to be subdivided; the name and address of the developer if it be other than the owner of the premises and the name and address and seal of the Registered Land Surveyor who prepared such preliminary Subdivision Plan. The City Clerk shall endorse thereon the precise date when said Preliminary Subdivision Plan and application for approval was filed with him.

    (b-5) The approximate widths and locations of all easements for drainage, sewerage or public utilities, public areas, parks or playgrounds, if any.

    (b-6) The Zone or Zones in which the subdivision lies as established by the Zoning Ordinances of the City of Shelton as adopted June 10, 1952 and any subsequent revisions or amendments thereto. Any desired change in the zoning for which the owner proposes to petition the Board shall be set forth in the application for approval of the subdivision.

    (b-7) Date, North Point and Scale.
