§ 15-6. Tax exemption of certain real property owned by the Shelton Land Conservation Trust.

  • (a)

    Pursuant to general statutes section 12-81b, the board of aldermen move that the property held by the Shelton Land Conservation Trust, described in Schedule "A" attached hereto shall be exempt from property tax. Such tax exemption shall be effective as of the date of acquisition of such property by the Shelton Land Conservation Trust (December 24, 1986) and shall terminate upon the encumbrance, sale or transfer of such property to any other party.

    (b)

    The property referred to in this section and set forth in Schedule "A" attached shall be two (2) parcels located at (i) Leavenworth Road, assessor's map 57, Lot 2, consisting of 43.3 acres and (ii) Beardsley Road, assessor's map 20, Lot 13 consisting of 32.7 acres.

    (c)

    The tax exemption granted by this section shall apply exclusively to that property which is specifically described herein:

    (1)

    First parcel: That certain piece or parcel of land, with all improvements thereon, situated in the City of Shelton, County of Fairfield, State of Connecticut, bounded and described as follows:

    On the easterly side of the highway, bounded northerly by land of Warren C. Hubbell, easterly by land of Warren C. Hubbell and Hobart C. Hubbell and southerly by land of Hobart C. Hubbell and highway, and westerly by land of Warren C. Hubbell, and contains lots known as woodland, quarry lot, bear lot, Frank's Meadow, Little Booth's Meadow and other small fields. Being the same premises as described as Second Piece in Quit Claim Deed from Steven Kosouski, a/k/a, et al to Frank Kosowsky, et als, dated June 20, 1968 and recorded in Volume 228, Page 559 of the Shelton Land Records.

    Second parcel: All that certain piece or parcel of land situated in the City of Shelton, County of Fairfield and State of Connecticut, consisting of 32.7 acres, more or less, and described on a certain map entitled "Map of Property in Shelton, Connecticut, for Fay Louise Rodia, dated March 20, 1980, Scale 1" = 100' and prepared by Stephen C. Bombero, Sr." and further bounded as follows:

    Northerly: By land now or formerly of Anna Bachkowsky, et al, 1198.70 feet, more or less;

    Easterly: By land of John F. Bigley, 927.79 feet, more or less;

    Southerly: By land now or formerly of Mary Louise Strand, Trustee, 50 feet, more or less;

    Easterly again: By land now or formerly of Mary Louise Strand, Trustee, 396.50 feet, more or less;

    Southerly: By Route #110, also known as Leavenworth Road, 827.82 feet, more or less;

    Westerly: By land now or formerly of Joseph R. & Solange Kay, 400.00 feet, more or less;

    Southerly again: By land now or formerly of Joseph R. & Solange Kay, 215 feet, more or less;

    Westerly again: By land now or formerly of Robert P. & Marcella Stockmal, 1027.12 feet, more or less.
