§ 6. RECORD SUBDIVISION PLAN REQUIREMENTS

  • (a)

    Final or record subdivision plans shall be clearly and legibly drawn and shall be submitted on good quality white paper mounted on muslin or other approved cloth backing on sheets 25" × 36". When more than one (1) sheet is required, an index sheet 25" × 36" shall also be submitted showing the entire subdivision on one (1) sheet with lot numbers and street names shown. The plan shall preferably be drawn to a scale of forty (40) feet to the inch but in no case less than one hundred (100) feet to the inch.

    (b)

    In addition to the cloth backed plan, there shall also be submitted two (2) prints on paper.

    (c)

    The Record Subdivision Plan shall conform to and shall contain and show the following data:

    (c-1) The title of the subdivision, north point, scale, date and the name of the owner or owners.

    (c-2) The names of adjacent subdivision or owners of adjacent land.

    (c-3) The boundaries of the subdivision with courses and distances marked thereon as determined by an accurate land survey, the error of closure of which must not exceed 1 to 5,000. The traverse sheets or a copy thereof showing the error of closure of the field survey, and the calculations for the final adjustment, if required, must be submitted to the City Engineer if requested by him.

    (c-4) The length bearing or direction of all straight lines, deflection angles, radii, arcs and central angles of all curves along the property lines of each street; all duly balanced so as to be consistent throughout with the courses and distances of the boundary line. All dimensions shall be shown in feet and decimals of a foot.

    (c-5) The names and widths of all streets.

    (c-6) The lines of all easements or rights of way to which any lots are subject shall be denoted. The limits of easements or rights of way shall be definitely stated and clearly labeled and identified.

    (c-7) The line of mean high tide in case the subdivision or any part thereof is adjacent to tidewater.

    (c-8) The location of all monuments which are required to be set in accordance with the provisions of Section 8.

    (c-9) Proposed finished elevation of all streets at the center of each intersection, and at each change of grade as well as rates of grade of all streets. Elevations must be referred to a permanent bench mark which is described on the plan. Where practical, U. S. C. and G. S. datum shall be used.

    (c-10) Class of Zone or Zones in which property lies.

    (c-11) A certification signed and scaled by the Land Surveyor making such survey and plan, who shall be duly registered in the State of Connecticut to make such surveys, that it is made from the actual land survey and is in conformance with the degree of accuracy designated.

    (d)

    When new streets or improvements of an existing street are involved accompanying said Record Plan shall be complete profiles of each proposed street showing existing ground surface on the center line grades. Existing elevations on both street lines shall also be shown. Said profiles shall be at a scale of 1 inch 40 degrees horizontal and 4 inch 4 degrees vertical and two (2) prints thereof shall accompany the Recorded Plan.
